These Terms and Conditions apply to all bookings made through Tywyn Holidays (Sim IT Ltd) for any listed property including:
Four Degrees West Beach House
Venedotia Beach House
1. Definitions
“We”, “Us”, “Our” refers to Tywyn Holidays (Sim IT Ltd).
“You”, “Your”, “Lead Guest” refers to the individual making the booking.
“Booking Party” refers to all individuals staying under the reservation.
“Property” refers to the holiday accommodation booked via Tywyn Holidays.
2. Terms of Booking
By placing a booking with us, the lead guest and their party agree to these terms:
The lead guest must be at least 21 years of age.
All guest names must be provided on the booking form.
Maximum occupancy is as stated on the individual property listing.
Only named guests may use the property and its facilities.
Third-party visitors are not permitted unless approved in writing.
The property may not be used for parties, events, filming, photo shoots, or commercial purposes without written permission.
Guests must respect neighbouring residents. Excessive noise, antisocial behaviour, or disturbances are not permitted.
We reserve the right to ask any guest to leave immediately if they breach these terms or cause disturbance.
Bookings are only confirmed once payment has been received and written confirmation issued.
3. Payment and Security Deposit
A 25% deposit is required to confirm your booking unless within 8 weeks of arrival, when full payment is due.
The remaining balance must be paid no later than 8 weeks before arrival.
A £200 security deposit is due with final payment.
The security deposit may be used to cover damage, excessive cleaning, missing items, breach of house rules, or unauthorised occupancy.
The deposit will be refunded within 7 working days of departure subject to inspection.
Any damage beyond this amount must be paid immediately upon request.
Payments are accepted via BACS or Faster Payments in GBP. No transaction fees apply.
4. Cancellation & Non-Arrival
Cancellations must be made by email by the lead guest.

If we cancel your booking, you will receive a full refund or alternative dates. We cannot accept liability for additional costs.
5. Check-in & Check-out
Check-in: From 4:00 PM
Check-out: By 10:00 AM
6. WiFi Fair Use Policy
WiFi is provided for general browsing and streaming. Excessive usage affecting service quality is discouraged.
Illegal or prohibited activity is strictly forbidden.
7. Smoking
Smoking or vaping is not permitted indoors. Smoking is allowed only outside in accordance with UK law.
8. Pets
Unless specifically stated on the property listing, pets are not permitted.
9. Parking
Parking is provided where stated. Vehicles are parked at the owner’s risk.
10. Accessibility Statement
Accessibility varies by property. Please refer to the individual property listing or contact us before booking if you have specific accessibility requirements.
11. Personal Data & Privacy
We process personal data in accordance with UK GDPR. Please refer to our Privacy Policy for full details.
Guestbook entries containing personal or sensitive information may be removed for privacy protection.
12. Travel Insurance
We strongly recommend comprehensive travel insurance. We cannot accept responsibility for illness, travel disruption, or loss of belongings.
13. Force Majeure
We are not liable for failure to fulfil obligations due to events beyond our control including (but not limited to) natural disasters, pandemics, war, power failures, or government restrictions.
Where reasonable, refunds or alternative dates will be offered.
14. Damage, Loss & Reporting
Any damage, breakage, or issues must be reported as soon as reasonably possible during the stay.
We shall not be liable for any personal injury, loss, or damage to personal property unless caused by our proven negligence.
We accept no responsibility for items left behind but will assist where reasonably possible.
15. Utilities
Utilities are included within reasonable domestic use.
16. Our Right to Cancel
We reserve the right to cancel any booking where these terms are breached. Refunds will be at our discretion.
17. Governing Law
These Terms are governed by the laws of England and Wales.
